All inspections fees are priced depending on the size and type of home to be inspected. Generally, an apartment condo or townhouse is going to be less expensive than a single, detached home or duplex. The standard fee is based on a home that is less than 2000 sq.ft., which covers the majority of single family homes.
A typical inspection takes about 2-3 hours to complete, but can vary depending on the actual size of the house, number of bathrooms, number of heating systems, etc. Reports are delivered electronically within 24 hours after the inspection.
I provide a comprehensive narrative-type report with pictures. It usually takes as long to compile the final report as it does to do the actual inspection. Each identified issue is reviewed and evaluated for the risk of damage to the building or personal safety, and I provide realistic recommendations required to address the situation. And, after the inspection, I am always available for FREE telephone consultation.
More so with home inspections than anything else, you get what you pay for. Do not get the cheapest inspection just to fulfill your obligation on the agreement-to-purchase. Complete Home Inspection
A Complete Home Inspection, with HomeSmart+, from Seacliff Inspections offers peace-of-mind to home buyers purchasing a home, or home sellers listing their home. Usually intended for resale homes, this inspection provides a thorough visual evaluation of the home's installed components and systems.
We will examine the entire property from the roof to the basement (or crawlspace if there is one). Besides looking at the integrity and operation of the house systems and components, we look at SAFETY and HEALTH related issues as well. Both the attic and basement are checked for evidence of active and past leaks. If you are present at the inspection, you will receive an immediate verbal briefing on the condition of the home. We provide all clients with a detailed home inspection report, including digital photos, delivered electronically within 24 hours.

A WALKTHROUGH CONSULTATION
Ideal for home buyers on a budget, or for those purchasing a newer home in relatively good condition and just want an expert opinion on areas of concern. A walk through consultation provides the home buyer with an overview of the general condition of the home and it's major systems. The inspector is a valuable resource and is available to answer any questions about the property and to provide you a foundation on which to base your purchasing decision. The walk-through consultation alerts buyers of existing problems with major components, like the roof, furnace or air conditioner, which often tend to be the most costly and time consuming to repair. Buyers are encouraged to take notes as this is a verbal consultation only! No report will be provided.
Walkthrough Consultation priced at $199.00 for a single, detached home under 1,500 square feet.
A "Four-Point Inspection" focuses only on the four points of concern for most insurance companies: HVAC (Heating and Cooling Systems), Electrical, Plumbing and Roof. The inspection and report lists the condition and age of these elements, as well as any observed deficiencies. Insurance companies have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 25 years old or more). Their common concern is that certain conditions in an older home could become a liability for them. A "Four-Point Inspection" may be all you need.
Four-Point Inspection priced at only $199.00.
Pricing varies depending on the size of the home. Inspections on smaller homes, like townhouses and condos, will tend to be less expensive. Larger homes, over 3,000 sq.ft., will be a little bit more. Call for exact pricing.
Payment by cash, cheque or credit card is accepted on-site at time of the inspection, or pay online (via Paypal) prior to the inspection.

Seacliff Home Inspections is a client first organization and we recognize that cancellations do happen and will work with you to set a new appointment time. If the inspection is cancelled, and not rescheduled, within 24 hours of the scheduled inspection start time, a cancellation fee of 50% of the inspection fee will apply.
The inspection is not a guarantee, warranty or an insurance policy with regard to the fitness of the property, items contained in the building, structural, mechanical and systems inspected and it should not be relied upon as such. The inspection report is an opinion based on observations of the condition of the property that existed at the time of the inspection only.
